Utilities:  Existing 12″ wastewater line runs along the east side of  183A. There is a 12″ waterline at northwest corner of site will be extended south along 183A. This future waterline will have 2-12″x 12″ stub-outs to the site. There is a 24″ waterline that runs along East San Gabriel Parkway, which is just north of the site. A 12″ waterline stubs out at the dead end of Pleasant Hill Road at the edge of the Aven Ridge apartments boundary with the site. Surrounding Development: The site is located along Tollroad 183A at San Gabriel Parkway, approximately 25 miles north of downtown Austin.  The site is surrounded by single family/multifamily development, with commercial developed along Tollroad 183A, which includes automotive dealerships along 183A, just south of the site and a Home Depot at the southwest corner of 183A/Hero Way.  The site is located across from 183A from the Saint David’s Medical Center and the Austin Community College campus in Leander.
